Since PAI member Fenn Wright’s Sudbury office opened its doors at the beginning of the year, the branch has gone from strength to strength, with notable success across its residential sales, lettings and commercial teams, including three recent commercial property instructions.
The three new Sudbury instructions are Old Joe’s Golf Complex; a landmark office building, Sulby House; and a high-profile town centre retail/restaurant property at 41-42 Market Hill.
Old Joe’s Golf Complex provides a rare and interesting opportunity. The Freehold property boasts 23 acres, a floodlit driving range and nine-hole golf course, which has been a profitable business for 25 years. The premises also provides a café, professional shop, office and workshop accommodation.
There is plenty of scope for investment, subject to planning consent being achieved the site is suitable for a range of other leisure uses such as equestrian activities. Alternatively, it is expected that Planners will favourably consider change of use of the buildings to B1 offices. It comes onto market in time for the owner’s retirement who is looking for a potential buyer to take on this exciting business venture.
Also on the market in Sudbury is Sulby House, a landmark office building with 28,000 sq ft of accommodation across four floors and 44 car parking spaces. With the benefit of permitted development rights to convert to residential use and consent for 36 x 1 & 2 bedroom flats, Sulby House is a two minute walk from the prime retail pitch and offers a fantastic opportunity for both owner occupiers and developers.
41-42 Market Hill, is the third commercial property to come onto the market and offers a 14-metre-wide full depth shop front retail/restaurant space. Plans for the property’s redevelopment have been created by award winning architects Wincer Kievenaar, with works intending to start this summer. The property is situated in the heart of the town centre, adjoining Market Hill where there is extensive free public car parking and adjoining occupiers include Pizza Express, Prezzo, Barclays and HSBC.
Lewis Chambers, commercial partner at Fenn Wright said: “At Fenn Wright we have a good cross section of commercial property on the market at the moment. It is an exciting time for the commercial property team with some great opportunities coming onto the market and equally notable transactions that have occurred in the past month.”
In June Fenn Wright completed a high volume of commercial transactions including two properties in Earls Colne: the former Drapers House Hotel and Broomfield Park, as well as a retail unit in the highly desirable trading location of Crouch Street, Colchester and The Rotunda Suite in Wherstead Park, Ipswich.
This year Fenn Wright won a prestigious accolade in Estates Gazette’s EGi Awards 2017. The national industry awards celebrate the most active commercial agents in securing sales or lettings for the previous 12 months, with Fenn Wright scooping the EGi Most Active Agent Award, Suffolk and runner up in the EGi Most Active Agent Award, Essex.
