Hatrick for Lapsley McManus

On behalf of various private clients, PAI members Lapsley McManus are delighted to confirm a hatrick of lettings/sales of industrial properties in Glasgow and Edinburgh.

Unit 2/1 Festival Court, Brand Place, which lies on the periphery of Pacific Quay Media, Village on the south side of the River Clyde, has been let on a new 10 year full repairing and insuring lease to Ingles Buchan Textiles at a rent of £28,500 per annum.  The modern warehouse extend to 4,954 sq.ft, with mezzanine storage of 1,571 sq.ft, equating to a rental rate of £5.75 psf.  

Unit D 145 Lancefield Street which lies on the western periphery of the city centre, extending to 7,119 sq.ft,  has been let on the basis of a 10 year lease to Scotch Whisky Auctions at a rent of £40,934 Per annum, equating to a rental rate of £5.75 psf.  This strengthens Scotch Whisky Auctions presence in the estate where they also occupy Unit C.

On behalf a private client, Lapsley McManus have sold a modern warehouse Unit 20 Telferton Industrial Estate, which is located 3 miles miles to the east of Edinburgh city centre and a short drive from the City Bypass / A1, to Edinburgh Vanliners Ltd.   The unit extends to 3,000 sq.ft and was sold for £296,000 equating to a very attractive capital rate of £98.67 Psf.
