PAI members Vickery Holman are pleased to report the completion of the sub-letting of Unit 4 Patchway Trading Estate, Bristol to Bad Wolf Production Limited at the asking rent of £120,000 per annum (£7.27 psf). The property consisted of a strategically located warehouse and office premises approx. 16,496 sq ft with yard and parking to the front and rear. Interest was strong and we are delighted to swiftly conclude the marketing with the letting to Bad Wolf who will use the property for production and set design purposes.
The deal created a substantial profit rent of £18,500 per annum on a commercial premises deemed surplus to requirements for the client and also demonstrated the continued current strength of the Bristol industrial property market.
Zach Maiden of Vickery Holman was brought in by fellow PAI members London Clancy Property Consultants Ltd to act as joint agent for the client and Bad Wolf were un-represented. The successful transaction marks continued collaboration between member firms and provided the client a wider regional coverage of the industrial market with a very successful profit rent outcome.
Zach comments “The letting follows our Bristol office’s continued agency success and provides a one-stop-shop commercial property service to all our new and existing clients throughout the West Country.”
